Working with Real Estate Agents

Whether you are buying or selling real estate, a real estate agent is the key to that success.  Real estate agents have the experience and tools to make the real estate transaction move along smoothly and swiftly.  Real estate agents are required to stay abreast of the market trends therefore they know the ins and outs of the real estate world.  You simply can’t afford not to have a real estate agent.

Once you have determined what agent or firm will represent you in your property transaction, the agent will provide you with an agreement which will define further details of their commitment to you.  This agreement is a binding contract between agent and client. 
  
Seller’s Agent
A seller’s agent works solely for the seller.  The seller’s agent will focus on getting your property sold.  Tasks include, but are not limited to, price advisement, advertisements, marketing, negotiating offers and guide you through the closing process. 

Buyer’s Agent

A buyer’s agent works for the buyer.  The buyer’s agent researches property listing, shows property, prepares and presents offers to seller’s agent and completely guides their clients through the closing process, including inspections and recommendations.      

Exclusive Buyer’s Agent
When you have an EBA (Exclusive Buyer Agent) on your side, you can rest assured that he/she works solely for you, representing your best interest and avoiding conflicts of interest that are inherent in traditional real estate transactions. This unique relationship built on trust and commitment means that buyers net the best possible outcome.  More so than ever before, it’s in your best interest to use an EBA as it is a win-win situation for all.
  
Dual Agent
A dual agent works on behalf of both the buyer and seller.  This “dual agency relationship” is most likely to happen if an agent with your listing firm is working as a buyer’s agent with someone who wants to purchase your property.  It may be difficult for a dual agent to advance the interest of both the buyer(s) and seller(s).  Nevertheless, the agent is required to represent both parties fairly and equally.   If you do choose to go with a dual agent, remember the agent’s loyalty is divided between both parties, therefore it is important to have a clear understand of what the agent will do for you.  If a dual agent is chosen, a separate listing agreement will be provided, defining the roles of the dual agency relationship.
